Project Description

This development proposal consists of redeveloping the southern portion of an existing retail plaza located at 200 Centennial Parkway North in the Riverdale West neighbourhood. The Proposed Development Area is 2.45 hectares, representing 45% of the Overall Site.

The retail amenities currently occupying the northern portion of the Overall Site will remain, whereas, the retail buildings located with the Proposed Development Area are to be demolished in phases.

Proposed Development ARea

The redevelopment plan envisions a multi-phased approach, with each phase consisting of the following components:

  • Phase 1A: A 20- and 15-storey mixed-use building;
  • Phase 1B: A 9-storey residential building;
  • Phase 2A: A 16- and 12-storey mixed-use building; and
  • Phase 2B: A 9-storey residential building.


At full build-out the proposed development will consist of approximately 85,139 square metres of residential Gross Floor Area (GFA), and 1,359 square metres of retail GFA.

In total, 844 parking spaces and 432 bicycle parking spaces are proposed. All parking spaces are proposed to be located inside the buildings and screened from public view.

In order to implement the proposed development, a Zoning By-law Amendment is required to change the zoning of the Proposed Development Area from G-1/S-635 (Designated Shopping Area) to Mixed Use High Density (C4) Zone with a site-specific modification permitting a maximum height of 70 metres.

All considered, the proposed development will:

  • Redevelop an under-utilized site within Hamilton’s built-up Urban Area;
  • Assist in the transformation of the Centennial Node from a single-storey automotive-oriented built environment to a multiple-storey mixed use area;
  • Provide residential intensification along Centennial Parkway North (which is classified as a Secondary Corridor);
  • Increase and diversify the available housing options in the Riverdale West neighbourhood as well as Hamilton overall;
  • Increase the day and night activity along Centennial Parkway North;
  • Optimize the use of existing municipal water and wastewater services;
  • Support existing transit, including HSR routes 2, 44, and 56, as well as GO bus route 12; and
  • Support the significant transit investments planned for the Centennial Node, including train service at the Centennial GO Station and the LRT Eastgate Square terminus station.

A Neighbourhood Meeting is planned to be held in the future, the details of which will be provided below once finalized.

In addition, a Statutory Public Meeting will also be held as required by the Planning Act for a Zoning By-law Amendment application. Once arranged with the City of Hamilton, the details of the Statutory Public Meeting will be provided below as well as posted on the Public Notice Sign located on the Subject Site.
