GSP Group has filed an application on behalf of King West Crossing Ltd. to permit an additional 19 storeys atop the approved 6-storey multiple dwelling (total 25 stories) and 2 additional storeys atop the approved 10-storey hotel (total 12 storeys).

Project Update

(February 2021)

A request was submitted to the City to consider the proposed development in 2 phases: Phase 1 (the hotel) and Phase 2 (the apartment).

The owner submitted updated drawings for both phases which included revisions to the apartment based on the comments and questions received from the community and the comments from City staff. In response to the feedback received, the following updates have been made:

  • the project is being adapted to be more inclusive and will now feature market-rate residential units which will appeal to a broad cross-section of the Hamilton community and decrease the overall population density and number of bedrooms. The proposed units will be 1- and 2-bedroom units instead of the 2-, 3-, and 4-bedroom units previously proposed.
  • introduction of stepbacks at the 7th and 13th storeys along the western portion of the apartment building and along King Street West, reducing the overall floor plate size for the tower to the City’s preferred 750 square meter range and reducing shadow impacts

A public webinar was hosted via Zoom on Thursday, May 14, 2020 to provide information about the development applications. Various members of the project team presented information about the proposal which was followed by a live Q+A. A recording of the 2-hour webinar can be viewed here.

During the webinar, attendees were able to type questions as well as up-vote other peoples’ questions. During the live Q+A, the project team responded to questions in order of how many votes a question received.

December 20, 2019 – Official Plan Amendment and Zoning By-law Amendment submitted to the City of Hamilton

January 17, 2020 – Applications deemed complete by the City of Hamilton

May 14, 2020 – Online Public Webinar

May 4, 2021 – Statutory Public Meeting (Planning Committee) for Hotel Portion Only

May 12, 2021 – Council approval for Hotel portion only.

June 29, 2021 – Applicant appealed the Phase 2 Apartments to the Ontario Land Tribunal (OLT)
