GSP Group prepared land use planning components of the North West Fergus Secondary Plan, an area of approximately 100 hectares located between the existing communities of Fergus and Elora. The property is an existing farm with a number of planning and design challenges, such as integrating with the surrounding low density residential context, the realignment of a significant collector street corridor through the area, and, several existing natural heritage features.

An integrated project team charrette session included municipal engineers, transportation engineers, and urban designers, leading to a series of design concepts capturing different neighbourhood design parameters. These designs were presented to the public for input and evaluation. The preferred neighbourhood design concept sees the retention and naturalization of the existing woodland and watercourse corridor; the preservation of existing heritage farm house as part of new mixed-use village centre; and, a series of sub-neighbourhood focal points of denser residential uses surrounding open spaces.

GSP Group prepared land use plans for North West Fergus that would contain 1,200 residential units, and formulated the supporting policies that are the basis of the Secondary Plan in the Township’s Official Plan.
