GSP Group was retained to provide land use planning and urban design services to assist with the coordination of the required planning approvals to permit the redevelopment of the site at the southwest corner of Main Street West and Queen Street South in Hamilton. The team prepared a Planning Justification Report as well as an Urban Design Brief, Visual Impact Assessment and Shadow Impact Study in support of Official Plan and Zoning By-law Amendments.

The site’s redevelopment is comprised of a 23-storey residential building with 325 units as well as a 3-storey, 6-unit townhouse block incorporating an existing heritage house on the site. A new open-air laneway from Queen Street South provides access to the underground parking garage and individual townhouse garages.
