Momentum Developments retained GSP Group to assist with planning approvals and urban design for the One Victoria point tower development in Downtown Kitchener situated at a principal transit node containing the planned Multi-Modal Transit Hub and the ION rapid transit system. The project was designed to provide a majestic entrance to the Downtown, rising 19 storeys and extending as a tower above a podium architecturally designed with crisp angles and curved glass. Approvals for increased height and density were required to achieve this vision. The project team led by GSP Group addressed issues of building height, urban design, road widenings, relationship to an adjacent heritage building and parking. Timely approvals were obtained with no appeals.
GSP Group landscape architects designed a multi-purpose rooftop amenity area with flexible seating and lounge areas for individual use or large group gatherings, as well as raised planter boxes for hobby gardens during the spring and summer. Streetscape improvements to King Street and Victoria Street involved contemporary materials, site furnishings and signage developed in consultation with the City of Kitchener and Region of Waterloo. Challenges included limited space, shop fronts, transit stops and multiple agency jurisdiction. The streetscape design will be used for further implementation throughout the Innovation District.
