GSP Group is the land use planning and urban design consultant for the property formerly owned and used by Kraus Flooring under the Kraus Group of Companies. Referenced as Kraus District, the property is ideally situated between the Northfield ION Station and Conestogo ION Station, areas that are intended to accommodate a mix of medium and high density residential, commercial and employment uses. The Kraus District represents an excellent opportunity to establish a mixed-use precinct in a transit-oriented urban form that diversifies the housing supply.
The Kraus District will be a master-planned mixed-use community that includes eight future developments blocks connected by internal driveways, walkways and courtyards. The proposed development is comprised of mid-rise and high-rise mixed-use buildings with parking accommodated underground and within building podiums. An Urban Design Brief was prepared in support of applications for an Official Plan Amendment, Zoning By-law Amendment and Draft Plan of Subdivision as required to facilitate the proposed redevelopment.
