Project Description

Hamilton Queen and Market Inc. is the owner of property located at 125 Napier Street which is the subject of the Official Plan Amendment (UHOPA) and Zoning By-law Amendment (ZBA) applications. The proposed development is comprised of four (4) residential towers on a 3-storey podium. Two towers are 27-storeys tall and the remaining two towers are 15-storeys tall. Within the podium, five (5) ground floor commercial units and one second floor office unit are proposed facing Queen St N with a total commercial gross floor area of 1,003m2. Also, within the podium are nine (9) residential “townhouse” units facing Market St, and Senior’s apartments facing Napier Street. The Proposed Development includes two vehicular accesses; one on Market St and one on Napier St, with all parking contained above and below-grade in an enclosed garage. A total of 762 units are proposed with 369 parking space

An Official Plan Amendment is required to permit the height and density of the Proposed Development. A site-specific Zoning By-law Amendment is required to permit the proposed height, number of parking stalls, and setbacks.

A virtual public information meeting was held to inform the community about the proposed development at 55 Queen St. N./200 Market St./125 Napier St. in Hamilton.

  • Correction for slide 28: It was stated that the 15-storey height and westerly 12.5m set back of the towers along the west side of the building were consistent with the existing as of right zoning on the site for a 15m tall building. PLEASE NOTE THAT THIS STATEMENT / INFORMATION IS INCORRECT. THE AS-OF-RIGHT ZONING PERMITS A 15-STOREY BUILDING THAT IS SET BACK 30.48M FROM THE WEST LOT LINE, NOT 12.5M.
