Project Description
The purpose of the requested zoning by-law amendment is to facilitate the redevelopment of the subject site to support a 17-storey mixed-use building containing 207 dwelling units and 475m2 of commercial space. The Site is currently zoned JJ (Restricted Light Industrial District) within Hamilton Zoning By-law 6593 . The purpose of the requested Zoning By-law Amendment is to implement the “Mixed Use – High Density” designation within the Centennial Neighbourhoods Secondary Plan by rezoning the Site to the Mixed Use High Density (C4) zone within Zoning By-law 05-200, along with the following two site-specific modifications:
- Permit a maximum height of 53.0 metres, whereas a maximum height of 40.0 metres is permitted; and
- To permit a minimum westerly interior side yard of 3.0 metres, whereas 7.5 metres is required.
